Stay off the roof, Lincoln Hills
A large share of our Lincoln calls come from Sun City Lincoln Hills, and the reason is simple: nobody in a 55-plus community should be up on a roof to wipe down solar panels. Not to save $15 a panel. Not ever. A dirty array is a nuisance; a fall off a tile roof is not.
The fear runs both directions. Homeowners worry about climbing themselves, then worry an uninsured crew will show up and make the risk theirs anyway. So here it is plainly: our solar cleaning crew is insured, every panel is inspected before anyone touches it, and you can watch the whole job from the ground.
Lincoln Hills roofs are mostly single-story tile, and the panel count on a typical system there lands well above our $200 minimum, so the per-panel rate is what actually applies. Run your own numbers if you want the payback math before you call.
Our process
Our process: inspect first, clean second
Every job starts with an inspection of all the solar panels, then the cleaning itself, done the way panel manufacturers specify in their own manufacturer guidelines:
- Inspect all the solar panels. Broken glass, cracked cells, micro-scratches, failed seals: if we find a problem, we address it with you before we start any work. Nobody should pay to have a damaged panel washed.
- Purified water only. Our deionized water system produces a spot-free rinse with zero residue. No soaps, no detergents, nothing that leaves a film or clouds the glass.
- Panel-safe brushes on a water-fed pole. This is a soft wash for glass: no abrasive pads, which cause the micro-scratches that permanently scatter light.
- Streak-free cleaning verified. We do not leave any streaks. We make sure there are no streaks before we leave. That is the satisfaction guarantee, in full.
Where we work from depends on your array. When we can reach the panels safely from the ground, we do. On two-story homes and most rooftop systems we get on the roof, because that is the safer and more thorough way to do the job. Either way, we never step on the panels themselves.

We never use pressure washing on solar panel washing jobs. We own the pressure washers; we know precisely what they do to a panel seal. That keeps your warranty compliance intact, which is worth more than the cleaning itself.

Two Lincolns, two kinds of buildup
The streets around Downtown Lincoln and Auburn Ravine grew their trees decades ago, and that mature canopy drops sap and pollen that bakes onto glass through the dry season, catching every particle that lands on it after. It is a slow film, not a single storm, and it is the kind of soiling a homeowner rarely notices from the ground.
Twelve Bridges and Foskett Ranch are the opposite story: young trees, active construction nearby, and less canopy overall. What settles on those panels is wind-blown grit and dust from graded lots, and it collects in the same low-angle spots across every array on a new street.
Different debris, same effect on output. NREL data puts worst-case soiling losses at 21% on residential arrays in dry climates, and Placer County's rain-free stretch from late May to October gives either kind of buildup months to accumulate uninterrupted.
HOAs & logistics
Gate codes, tile roofs: we plan for it
Sun City Lincoln Hills and several newer Lincoln subdivisions sit behind gates or under active HOA rules, and solar cleaning appointments have to work around that. Tell us the gate code or any meet-the-crew requirement when you book and we will plan for it; if your HOA rules require proof that the crew is insured before anyone sets a ladder, we send our certificate the same day. One honest note: California does not license cleaning companies, so a "licensed" claim from any panel washer means little. Insurance is the thing to verify. Dogs in the yard? Just flag pets at booking so the crew knows.
On the roof itself: single-story tile, the most common Lincoln Hills profile, or a two-story composition roof elsewhere in town, makes no difference to the result, only to the setup. Steep pitch or odd tilt-angle arrays with tougher access simply move a job into the +20% tier, quoted before we ever arrive. Our scheduling window holds either way: most jobs within 3 days.
