Most companies in this market keep gutter cleaning prices off their websites. We checked. The common pattern is a phone estimate, a range wide enough to be useless, and a final number that arrives at your door.

We researched published rates across the Rocklin, Roseville, and greater Sacramento Valley market in August 2026. Fewer than half of local companies publish prices at all. Among those that do, here is the honest picture:

Two patterns in that data are worth knowing before you collect quotes. First, two-story pricing runs 30 to 80 percent above single-story across the industry, so always confirm which rate a quote assumes.
Second, seasonal demand moves prices. Some companies charge 20 to 30 percent more during the fall rush, when everyone calls at once. A flat per-foot rate holds year-round at our company, which is one more reason to book seasonal maintenance on your calendar rather than the weather's.

What moves the number
The factors behind every quote
Whether a company prices per foot or by home size, the same site conditions drive the labor underneath:
- Gutter length. More linear feet means more time on the ladder. Gutter length tracks the roof perimeter, not the square footage, which is why home size brackets are a rough proxy at best.
- Home height. A two-story home takes taller ladders, more repositioning, and slower movement. Ladder time is the single biggest cost driver in this trade.
- Roof pitch and ladder access. A steep roof pitch or tight side-yard access slows the work. Our flat per-foot rate absorbs both instead of surcharging them.

- Gutter guards. Light debris on guarded gutters cleans normally. A trough packed solid underneath means the guards must come off first, which is installer work, and we refer it out.

What the price buys
What is included, what costs extra
Every cleaning at our rate includes full debris removal, a flush of every downspout to confirm water flow, a minor gutter inspection with photo documentation of anything we find, complete cleanup, and before and after photos. The mess is never your responsibility.
Three things sit outside the base rate, priced honestly:
- Gutter brightening. Exterior gutter washing that removes the black tiger stripes from the outside faces. It is discounted whenever we are already on your gutters, and quoted in your written estimate.
- Gutter guard cleaning on packed systems. Removing and reinstalling guards is installer work. We decline those jobs and point you to the right trade instead of improvising on your hardware.
- Repairs. We clean gutters. A sagging hanger or leaking seam gets photographed and handed to you as a record for a repair company, with no upsell attached.
Bundling saves real money. Solar panel cleaning, house washing, or driveway and roof work on the same visit takes about 10% off the combined total, since the crew and ladders are already on site.

DIY gutter cleaning vs. hiring it out
On a one-story home with easy ladder access, DIY gutter cleaning is a fair Saturday project. A shop vac with gutter cleaning attachments, or gloves and a bucket, will get you most of the way. Flush the downspouts when you finish, because a clean trough with a clogged downspout still overflows.
A two-story home changes the safety math completely. Working a ladder at a second-story roofline is the most dangerous common home maintenance task there is. Professional gutter cleaning with insured service costs a few hundred dollars. A fall costs more than every cleaning you will ever buy.
